The community of Pelham is located in Hillsborough County, is a short drive to Boston and is home to approximately 12,550 people. The town actaully split from Old Dunstable in 1741, when the border between Massachusetts and New Hampshire was settled and it was incorporated in 1746. There were 23 unit sales in May. This is up 76.9% from 13 in May of 2012. No other town in Hillsborough County performed better. This is the highest unit sales have been since 7 in June, 2009. Sales/list price ratio in May moved down to 97.0% from 99.8% in April.
Prices
Median price in May was $274,000. This is up 5.4% from $259,900 in May of 2012. This is the lowest median price has been since November, 2012. 3-month median price of $310,000 in May was down modestly from $362,721 in April but up slightly from $260,500 in May of 2012.
Market Time
Days on market of 53 in May was very slightly up from 51 in April but down substantially from 147 in May of 2012. This performance was better than all but 2 towns in Hillsborough County.
